$160 MILLION REDEVELOPMENT OF AN EXISTING SHOPPING CENTRE

MPN was an integral part of the project team for the $160 million redevelopment of the Westfield Kotara shopping centre. A focal point/hub for the local community, Westfield Kotara is located in the Hunter area, 6 kilometres from the Newcastle CBD (NSW).

The project comprised 20,000 square metres of additions, which included a new Eastern mall, 30 new shops, 2 international mini-majors, a youth/urban precinct, a new format Kmart and additional car parking and associated infrastructure.

KEY PROJECT CHALLENGES

Early/Enabling Works
Efficiently planned and executed to minimise disruption to car parks and retail areas, ensuring continued operations and public access throughout the project.

Adaptive Re-Use & Structural Upgrades For A Major Tenant
Included column jacketing for mezzanine-level demolition, slab strengthening and stitching and lateral upgrades to meet revised building requirements.

Ground/Foundation Conditions
Successfully navigated challenging site ground conditions, including a significant culvert easement traversing the site and major in-ground services requiring careful design coordination.

Hybrid Lateral Bracing System
Implemented an innovative combination of steel K-braces and concrete shear walls, delivering optimal structural performance with cost efficiency.

Optimised Structural Bracing
Designed large structural blocks to minimise the number of shear walls and K-braces, incorporating temporary movement joints (TMJs) to effectively manage the shrinkage in the large building blocks.

Interface Between New and Existing Structures
Delivered detailed and well-coordinated design to integrate new structural elements with the existing building, ensuring compatibility and high structural performance at these critical locations.
